  • All of our residential properties for rent are actively listed on our website and on Zillow. Commercial properties are listed on our website and on Loop Net.

  • Reach out to us through the information provided on whichever listing medium you were searching. We can then communicate with you to set up a showing.

  • Once you have found a unit that you feel is a good fit for you we have an online application process that is initiated by you simply requesting an application through our website. Once you have completed the application and provided us with all the requested documents and paid the necessary fee, the application review process can take up to 3 business days. You will receive an official approval or denial letter from us. Our standards for qualification are equal for every individual as we fully comply with the Fair Housing Act.

  • The most popular method for rent payment is online. You are able to pay your rent through Electronic Funds Transfer (EFT) or by Credit Card online. We still also accept paper checks, money orders, and cashiers checks if you prefer. These are mailed to our Accounting remittance office. There is NO CASH accepted and NO IN PERSON payments.

  • Yes. In addition to being able to pay your rent online, you are also able to view your current accounting ledger in real time so that you will always be aware of what you owe; you have access to your lease documents and addendums; you are able to submit maintenance requests; you are able to purchase renters insurance and stay in tune with any communication messages that we post.

  • Prior to signing a lease with you we require proof that you have setup all required electric and gas utilities in your name. If there are additional bills that come directly from the municipality that are your responsibility (water, sewer, trash, violations, etc.)…these are all paid directly by Homestead on your behalf and then added as a charge to your accounting ledger which you have full access to 24/7. You will receive an automated email each time a charge is added to your ledger and you will also receive an email copy of the actual invoice that was generated by the municipal authority.

  • We view the job of tenant placement as the single biggest responsibility that we have in the world of property management. This responsibility carries with it the reality that it dictates the entire downstream effect of how smoothly your property runs. We advertise and set up showings through our website and various rental search engines. We personally handle all of our own showings and screenings. We run credit and background checks, investigate rental history, verify employment history, and thoroughly analyze all information submitted to us as we make tenant selection decisions. Our standards for qualification are equal for every individual as we fully comply with the Fair Housing Act.

  • There are numerous market and location variabilities that influence the rental market rates of different areas. The type of housing, overall condition, and location of the property have a tremendous influence on acceptable market rent. We know and specialize in certain regions and know these areas very well. We work to place quality tenants in quality housing for a long-term relationship…and a big part of this is making sure your rents are not consistently pushing the boundaries of what is acceptable for the market. Rental rates that are constantly pushing the upper limit quickly translate into vacancies as tenants will look for a better value option elsewhere.

  • Many individuals who get into the investment property business are quickly overwhelmed at the intricacies involved with navigating buildings, tenants, vendors, municipalities, etc. We are experts in this field. We understand and are knowledgeable with the legalities of landlord/tenant relationships and the requirements set forth by local ordinances and municipalities surrounding licensing, occupancy, and maintenance. We can handle absolutely everything with your property from tenant placement to rent collection to building maintenance to legal proceedings…and everything in between.

  • Homestead Real Estate uses industry leading property management and accounting software. This software offers full integration with tenant, owner, vendor, and staff platforms and with unique and customized access and user interface options to see and use the information they need. Nearly every component of our business can be handled electronically, including the application process, rent payment, owner funds transfers, document transfer and signatures, online reporting, and dispatching and documentation of vendor repairs and payments. We still offer various paper payment options as well for those tenants and clients that are more comfortable that way.

  • The property management industry generally works off of a calculation based on a percentage of monthly collected rent. There is also a leasing fee that comes into play whenever there are vacancies to be filled.
